The Sign Maintenance Schedule That Doubles Your Sign's Life

A sign is a piece of exterior architecture that lives in weather, UV, wind, and vibration. It's a machine, and every machine needs service. The signs that go 20 years without a rebuild aren't lucky — they're maintained.

This is the schedule our service crew uses on the fleet of signs we maintain across Southwest Washington. Follow it and you'll get double the useful life out of your investment.

Every 30 days — visual inspection (owner)

  • Drive by after sunset. Confirm every letter and every message-center pixel is lit.
  • Walk the front of the property in daylight. Look for cracked faces, chipped paint, or water staining below the sign.
  • Photograph any change and email it to your sign vendor. A small issue caught in month one is a $200 fix; caught in month twelve it's a $2,000 fix.

Every 6 months — cleaning (owner or vendor)

  • Wash sign faces with a soft cloth, mild soap, and clean water. No pressure washer — high pressure destroys face-to-can seals.
  • Clear gutters and awnings above the sign so rainwater sheds away from the cabinet, not through it.
  • Confirm landscape irrigation isn't spraying the sign face — mineral deposits from sprinklers etch acrylic permanently.

Annually — vendor inspection

  • Full electrical check: power supplies, connections, GFCI, and grounding
  • Sealant inspection at every penetration and seam
  • Structural walk-down: fasteners, wall anchors, standoffs, and foundation on freestanding signs
  • LED module output check (before an LED fails, its light output drops — a photometer catches it)
  • Photocell and dimmer verification on message centers

Every 3–5 years — full service

  • Reseal cabinet — remove and replace weatherstripping and silicone
  • Replace power supplies proactively (they fail before the LEDs do)
  • Touch up paint on cabinets, returns, and structural steel
  • Face polish or replacement if UV has hazed the acrylic
  • Retorque all structural fasteners

When something breaks (call day one)

One dark letter is a warning, not a cosmetic issue. If one module in a shared circuit is failing, the others are usually next. Getting on it same-week keeps a single-letter repair from becoming a five-letter repair.

Water intrusion is the fastest way to total a sign. If you see water staining, running down the wall below a sign, or dripping from the cabinet, call immediately — every rainstorm is making it worse.
